and property search companies involved in our client’s transactions. As a result of this, they are kept

of information / documentation vital to being able to proceed quickly and
efficiently.
Following the well publicised change in the
law, all properties that are sold on the open market require a Home Information
Pack (HIP) to be made available by the Seller at the first point of marketing.
The firm can obtain a HIP for clients to ensure that there is no delay in the marketing and subsequent sale of their properties.
All of our purchasing clients are supplied with
a pre contract report prior to exchange of contracts. The report details all the relevant material information
required to enable our clients to make an informed decision about whether or
not to proceed with their purchase.
Although any major problems or issues will have
been raised with our clients during the course of the transaction, the pre
contract report provides the basis for informed decision making and peace of mind to clients,
which is invaluable whether the client is a first time buyer or an experienced property
developer.
The majority of transactions in London that
have complications and delays involve leasehold properties. The firm specialises in dealing with
all types of leasehold related issues and offers expert advice on all such
matters including lease extensions and lease enfranchisements (collective
purchase of freehold)
At the start of every transaction, all our
clients are issued with a unique password so as to enable them to view the
progress of their transaction online. Many clients choose to provide this password to their estate agents /
IFA’s.
Automatic e-mail messages and SMS messages are also sent to
our clients at certain key milestones of a transaction.
Our electronic conveyancing facility not only
enables the progress of the transaction to be tracked but it also provides an
indication as to the issues that remain outstanding before contracts can be
exchanged.
In addition to dealing with the sale and purchase
of residential property, we also deal with other residential property related
matters including re-mortgages, transfers of equity and shared ownership
leases.
At the outset of every transaction, our clients are supplied
with a guide price for our professional fees and disbursements in dealing with
their transaction.
The guide price provided is on the basis that the
transaction proceeds in a normal timely straightforward and uncomplicated
fashion.
